    Questions about the developer:

    1- Who is the developer/promoter of the Project?

    Grupo Perassan is the owner and developer of the TAMAN project. We are a team of experts with extensive experience in engineering and real estate in Punta Cana. Having developed numerous projects in the Dominican Republic, we not only bring a long history of knowledge, but we remain steadfast in our professionalism and ability to represent a company with the best real estate listings at the most competitive prices. As multi-unit property owners, our team members are able to provide well-rounded perspectives to buyers and sellers alike.

     

    Questions about the reservation process and payment methods:

    2- What should I do to book?

    a) After confirming the availability of the unit in the updated availability list, the Buyer must complete the reservation form and deposit the sum of US$ 2,000.00 dollars to one of the communicated accounts. The unit is removed from inventory once the separation deposit is received.

    b) The real estate agent must send Grupo Perassan the completed reservation form, a copy of the buyer's identification and the proof of payment for the reservation of the unit. After the unit is reserved, the client will have a period of up to thirty (30) days to complete the know your client form.

    c) Once the know your client form is received, the sales promise contract will be sent to you within a week.

    d) After receiving the Promise contract, the client will have 20 days to sign the contract and complete 20% of the sale price as an initial.

    e) If the signed contract has not been received within 30 days, nor has the initial payment been paid, the unit is automatically returned to inventory and assigned to the person on duty. The amount paid for the reservation is not refundable.

     

    The process to reserve a unit in TAMAN is as follows:

    3- What is the stipulated form of payment?

    ▪ 90% upon signing the contract and the remaining 10% upon delivery of the unit in exchange for a 4% discount.

    ▪ 50% upon signing the contract and the remaining 50% upon delivery of the unit in exchange for a 3% discount.

    ▪ 40% upon signing the contract and the remaining 60% upon delivery of the unit in exchange for a 2% discount.

    ▪ 30% upon signing the contract and the remaining 70% upon delivery of the unit in exchange for a 1% discount.

     

    The stipulated form of payment is as follows:

    The unit is reserved with US$2 thousand dollars at the signing of the Promise of Sale contract, 20% of the value of the unit must be completed (that is, the Buyer will pay 20% less the US$2 thousand of the amount of the reservation already paid).

    40% of the sale price is completed in monthly payments from the signing of the Promise contract until the delivery of the unit. Finally, the remaining 40% is paid at the time of delivery of the unit.

     

    Questions about the project (the apartment units and the condominium)

     

    4- When does the construction start?

    Construction is scheduled to begin in the first quarter of 2023.

     

    5- When is the project expected to be completed?

    The project will conclude in December 2024.

     

    6- Will the apartment be delivered to me with the main electrical appliances?

    No. But we will have a furniture package available to buyers at an additional cost.

     

    7- Will the apartment be delivered to me with air conditioning?

    No, but they will be delivered with pre-installations in the living room, dining room and family room (for units that have a family room area).

     

    8- How far is the closest beach to the Project?

    The Project is 10 minutes from Bavaro Beach. The project will also have a shuttle bus that will take residents to the beaches.

     

    9- Will the project have storage lockers available for sale?

    Yes, the lockers will be located on the first level and will cost from US$7,500.

     

    10- How many parking spaces will each apartment have?

    Each apartment will have a parking space. Each acquirer will have the right to acquire additional parking spaces.

     

    11- Will the project have additional parking spaces for sale in case the buyer wants to buy one or more additional ones?

    Yeah. They will cost US$10,000 for additional parking.

     

    12- Will the project have the benefits of CONFOTUR?

    The developer will make its best efforts to obtain the benefits of the CONFOTUR Law, which grants the buyer the benefit of NOT having to pay the transfer tax of the unit upon receipt (3% of the sale price), as well such as NOT paying the tax called PI for 15 years, which is equivalent to 1% of the sale price of the unit.

     

    13- Will I be able to finance 50% of the value of the unit with any Bank to be paid upon receipt?

    Yeah. The buyer is free to choose the bank of his choice and Grupo Perassan will deliver all the necessary documents to process said financing.

    Additionally, Grupo Perassan will have an alliance with a local bank specifically for this project, which will be recommended to buyers hoping that said bank will grant special treatment in terms of response times and favorable financing conditions to TAMAN buyers.

     

    14- What will be the monthly cost of the condominium?

    An approximate monthly sum of 2.00 dollars for each square meter that the purchased unit has. This payment will be used for the maintenance of the condominium, covering the costs of maintenance and cleaning personnel, maintenance of gardens and common areas, energy and water services in common areas, among others; as well as the monthly maintenance cost that must be paid to Grupo Perassan for the maintenance of roads, public lighting, security, gardening, etc.

     

    15- Will I be able to rent my apartment?

    Yes, you can have your apartment to rent it for both short and long-term stays. Grupo Perassan will have a service for owners, offering them the facility to place their property on the market through a digital platform, having the possibility of obtaining a return on their investment depending on the time that the property is rented.
