    Questions about the Developer:


    1- Who is the developer/promoter of the Project?
    Grupo Perassan is the owner and developer of the TAMAN project. We are a team of experts with extensive experience in engineering and real estate in Punta Cana. Having developed numerous projects in the Dominican Republic, we not only bring a long track record of expertise, but we also stand firm in our professionalism and ability to represent a company with the best real estate listings at the most competitive prices. As owners of multi-unit properties, the members of our team can offer comprehensive perspectives to both buyers and sellers.



    Questions about the reservation process and payment methods:


    2- What do I need to do to make a reservation?

    a) After confirming the availability of the unit in the updated availability list, the Buyer must complete the reservation form and deposit the amount of US$2,000.00 into one of the communicated accounts. The unit is removed from inventory once the reservation deposit is received.

    b) The real estate agent must send Grupo Perassan the completed reservation form, a copy of the buyer’s identification, and proof of payment of the unit reservation. Once the unit is reserved, the client will have up to thirty (30) days to complete the Know Your Customer (KYC) form.

    c) Once the KYC form is received, the promise of sale contract will be sent within one week.

    d) From the moment the Promise of Sale contract is received, the client will have 20 days to sign the contract and complete 20% of the sale price as the down payment.

    e) If the signed contract is not received within 30 days and the down payment deposit has not been made, the unit will automatically be returned to inventory and assigned to the next person in line. The amount paid for the reservation is non-refundable.


    The process to reserve a unit at TAMAN is as follows:


    3- What are the stipulated payment terms?

    ▪ 90% upon signing the contract and the remaining 10% upon delivery of the unit, in exchange for a 4% discount.
    ▪ 50% upon signing the contract and the remaining 50% upon delivery of the unit, in exchange for a 3% discount.
    ▪ 40% upon signing the contract and the remaining 60% upon delivery of the unit, in exchange for a 2% discount.
    ▪ 30% upon signing the contract and the remaining 70% upon delivery of the unit, in exchange for a 1% discount.



    The stipulated payment structure is as follows:

    The unit is reserved with US$2,000. Upon signing the Promise of Purchase and Sale contract, 20% of the unit’s value must be completed (that is, the Buyer will pay the 20% minus the US$2,000 already paid as the reservation amount).
    40% of the sale price is completed in monthly payments from the signing of the Promise contract until the delivery of the unit. Finally, the remaining 40% is paid at the time of delivery of the unit.



    Questions about the project (apartment units and the condominium):


    4- When does construction begin?
    Construction is currently underway.


    5- When is the project expected to be completed?
    The project will be completed in December 2026 (first phase) and 2027 (second phase).


    6- Will the apartment be delivered with the main appliances?
    No. However, we will offer a furniture package available to buyers at an additional cost.


    7- Will the apartment be delivered with air conditioning?
    No, but the units will be delivered with pre-installations in the living room, dining room, and family room (for units that include a family room area).

    8- How far is the nearest beach from the Project?
    The Project is 10 minutes from Bávaro Beach. The project will also have a shuttle bus that will take residents to the beaches.


    9- Will the project have storage lockers available for sale?
    Yes, the lockers will be located on the first level and will have a starting cost of US$7,500.


    10- How many parking spaces will each apartment have?
    Each apartment will have one parking space. Each buyer will have the right to purchase additional parking spaces.


    11- Will the project have additional parking spaces for sale if the buyer wishes to purchase one or more extra?
    Yes. These will have a cost of US$10,000 per additional parking space.


    12- Will the project have the benefits of CONFOTUR?
    The developer will make its best efforts to obtain the benefits of the CONFOTUR Law, which grants the buyer the benefit of not having to pay the unit transfer tax at the time of delivery (3% of the sale price), as well as not paying the tax known as PI for 15 years, which is equivalent to 1% of the unit’s sale price.


    13- Will I be able to finance 50% of the value of the unit with a bank, to be paid at the time of delivery?
    Yes. The buyer is free to choose the bank of their preference, and Grupo Perassan will provide all the necessary documents to process such financing.
    Additionally, Grupo Perassan will have an alliance with a specific local bank for this project, which will be recommended to buyers, with the expectation that this bank will offer special treatment in terms of response times and favorable financing conditions to TAMAN buyers.


    14- What will be the monthly condominium fee?
    An approximate monthly amount of US$3.00 per square meter of the purchased unit. This payment will be allocated to the maintenance of the condominium, covering costs such as maintenance and cleaning staff, maintenance of gardens and common areas, electricity and water services for common areas, among others; as well as the monthly maintenance fee payable to Grupo Perassan for the maintenance of roads, public lighting, security, landscaping, etc.


    15- Will I be able to rent my apartment?
    Yes, you may make your apartment available for rent for both short-term and long-term stays. Grupo Perassan will offer a service for owners, providing them with the option to list their property on the market through a digital platform, with the possibility of obtaining a return on their investment depending on the length of time the property is rented.
