Questions about the developer:


1- Who is the Promoter/Developer of the Project?


Grupo Perassan is the owner and developer of the TAMAN project. We are a team of professionals with extensive engineering and real estate experience in Punta Cana. Having developed numerous projects in the Dominican Republic, we not only bring a long history of knowledge, but we stand firm in our professionalism and ability to represent a company with the best property offers at the most competitive prices. As owners of several properties, our team members are able to offer a complete perspective to buyers and sellers alike.



Questions about the booking process and payment methods:


2- What do I have to do to make a reservation?


a) After confirming the availability of the unit in the updated availability list, the buyer must complete the reservation form and deposit the amount of US$ 2,000.00 to one of the accounts provided. The unit will be removed from the inventory upon receipt of the deposit.


b) The real estate agent must send to Grupo Perassan the completed reservation form, a copy of the buyer's identity card and proof of payment for the reservation of the unit. Once the unit has been reserved, the client will have up to thirty (30) days to complete the Know Your Client form.


c) Upon receipt of the Know Your Customer form, the Promise of Sale Contract will be sent to the customer within one week.


d) Upon receipt of the Promise of Sale Contract, the client has 20 days to sign the contract and pay the 20% deposit of the sale price.


e) If the signed contract and deposit are not received within 30 days, the unit will automatically be returned to the inventory and assigned to the person on duty. The amount paid for the reservation will not be refunded.


The procedure to reserve a unit in TAMAN is as follows:


3- What is the required form of payment?

  • 90% upon signing the contract and the remaining 10% upon delivery of the unit with a 4% discount.

  • 50% upon signing the contract and the remaining 50% upon delivery of the unit in exchange for a 3% discount.

  • 40% upon signature of the contract and the remaining 60% upon delivery of the unit in exchange for a 2% discount.

  • 30% upon signing the contract and the remaining 70% upon delivery of the unit at a 1% discount.


Questions about the project (the apartments and the condominium).


4- When will construction begin?


Construction is scheduled to begin in the first quarter of 2023.


5- When will the project be completed?


The project is scheduled for completion in December 2024.


6- Will the apartment be delivered with the main appliances?


No, but we will have a furniture package available to buyers at an additional cost.


7- Will the apartment be delivered with air conditioning?


No, but it will be delivered with pre-installation in the living room, dining room and family room (for those units that have a family room area).


8- How far is the nearest beach from the development?


The development is 10 minutes from Bavaro Beach. The development will also have a shuttle bus to take residents to the beaches.


9- Will the development have storage lockers for sale?


Yes, the lockers will be located on the first level and will cost from US$7,500.


10- How many parking spaces will each apartment have?


Each apartment will have one parking space. Each purchaser will have the right to purchase additional parking spaces.


11- Will the project have additional parking spaces for sale if the buyer wishes to purchase one or more additional parking spaces?


Yes, they will be available at a cost of US$10,000 per additional parking space.


12- Will the project benefit from CONFOTUR?


The developer will do its best to obtain the benefits of the CONFOTUR law, which grants the buyer the advantage of NOT having to pay the transfer tax of the unit at the moment of receiving it (3% of the sale price), as well as NOT having to pay the tax called PI for 15 years, which is equal to 1% of the sale price of the unit.


13- Will I be able to finance with a bank 50% of the value of the unit to be paid on completion?


Yes, the buyer is free to choose the bank of his choice and Grupo Perassan will provide him with all the necessary documents to carry out the financing.


In addition, Grupo Perassan will have an alliance with a local bank specifically for this project, which will be recommended to the buyers with the expectation that this bank will grant special treatment to TAMAN buyers in terms of response times and favourable financing conditions.


14- What will be the monthly cost of the condominium?


A monthly fee of approximately $2.00 per square metre of the purchased unit. This payment will be used to maintain the condominium and will cover the cost of maintenance and cleaning staff, maintenance of the gardens and communal areas, energy and water supply to the communal areas, among other things; as well as the monthly maintenance costs to be paid to Grupo Perassan for the maintenance of the roads, public lighting, security, gardening, etc.


15- Will I be able to rent my apartment?


Yes, you will be able to rent your apartment for short or long term stays. Grupo Perassan will have a service for owners that will allow them to put their property on the market through a digital platform, with the possibility of obtaining a return on their investment depending on the length of time the property is rented.
